Building Certifications Take Centre Stage in Europe’s Green Transformation

Europe’s building sector is entering a new phase of its sustainability journey. The era of competing for the highest certification scores is giving way to a more strategic focus: creating buildings that are genuinely prepared for the future. As climate risks intensify and regulatory frameworks evolve across the continent, developers and investors are increasingly prioritising long‑term resilience, policy alignment and asset value.

A new comparative report from Buro Happold highlights how early integration of policy developments and forward‑looking design principles is becoming essential to futureproofing Europe’s building stock. Despite the clear need for a unified European sustainability standard, no common EU benchmark for asset certification currently exists. This gap has prompted the firm’s experts to conduct the first in‑depth analysis of the three most influential certification schemes shaping the European market today: DGNB, BREEAM and LEED.

A first-of-its-kind comparative assessment

Drawing on extensive hands‑on experience delivering certifications across Europe, the report offers a practical overview of the strengths and limitations of each system. It examines the latest scheme updates and provides guidance to help project teams determine which certification best aligns with their objectives, location and long‑term investment strategy.

The analysis addresses key questions facing the industry, including:

  • How can teams select the most appropriate certification when methodologies differ so widely?
  • Which parameters are most effective in futureproofing assets?
  • How can investors mitigate risk and ensure the right questions are asked from the outset?

Three strong systems — one emerging leader

The report finds that all three certification schemes have strengthened significantly in their most recent iterations, each contributing meaningfully to the quality, resilience and sustainability of buildings across Europe. Regardless of the certificate achieved, the measures they promote collectively support better-performing, more future‑ready assets.

However, the study identifies DGNB as an increasingly influential benchmark. Its strong alignment with the EU Taxonomy, combined with a clear focus on the needs of investors, financiers and tenants, positions it as a certification system “made for Europe.” Originally developed in Germany, DGNB has now been adopted by several European Green Building Councils — including Austria, Denmark, Croatia and Spain — and continues to expand its relevance both within Europe and internationally.
